Experience

Acquisitions and Sales

We draft and negotiate purchase-and-sale agreements and all other acquisition documents, and search titles in New Hampshire’s 10 counties. As licensed agents, we issue title insurance for major title insurance companies, and conduct closings of any size. We advise clients on tax issues including assessment and abatements, current-use taxation, federal and state taxes, and 1031 exchanges.

Entity Selection and Tax Advice

We counsel clients on the formation of partnerships, limited liability companies and trusts for real estate transactions, providing advice on the business and tax implications, and setting up and maintaining the records for such entities.

Real Estate Development

We assist at all phases of development — pre-acquisition assessment, acquisition, financing, land use planning, environmental permitting, conveyancing and leasing. We also represent clients in all aspects of state and local permitting — zoning and planning boards, municipal law, state environmental and shoreland development permits, condominiums and subdivision registration.

Secured Financings

We counsel lenders and borrowers in finance transactions secured by mortgages on residential and commercial real estate, and have experience in all issues relevant to commercial real estate finance.
